Town Planning - Expert Mode - RtR - Ideas?

Hello there community.

I'd like to ask you guys for help and ideas for planning out my next FTB town.

Introduction:
I've recently started a new 144 slot FTB Infinity Evolved and enabled Expert mode. The server is still fresh and no players have access yet. This is because I've been off for work and my friends and I are discussing if we want extra mods, hardcore and if we're to play the Refugee to Regent challenge.

Usually i build a nice house, start putting things in my basement and end up with a vast underground base because that's "easiest".

Our most successfull town ever was built in vanilla, where we decided to have a strict rule, that every building should serve a purpose, so if you wanted to do some brewing? we had to build an apothecary house, and so on with a smith, bakery and bank for storage etc etc.

However, with modding and FTB i've been a little affected by the efficiency sickness and end up with that one house build.

Just something i threw together quickly to give an idea.

1: Warehouse
2: Processing (extractors, crushers, smelters etc)
3: Tinkers shack
4: underwater dome (Sugar canes)
5: underwater dome (hemp)
6: Fuel processing

With this setup you'd have a warehouse within close vincinity of two crafting/processing areas and end up with 3 houses, each with an actual purpose. the two underwater domes are for creating fuel for the IE diesel generators. This is because I don't like having massive farmfields that look ugly in my landscape and could be expanded with additional domes for other agriculture/bee purposes?

So, with this I'm wondering if you guys could help me make a little more expanded design, so that I have something to work against. I'd prefer the settlement to be close to the sea but any design or ideas wold be greatly appreciated!
